Our Process

The design and build process in Te Awamutu

Building or renovating should feel organised from the first conversation. Here is how our design and build process works, so you know what we need to work through before construction starts.

The eight-step process

From the first conversation to construction

Each project has its own requirements, but the path from the first conversation to construction follows eight main steps.

01

Initial chat

The journey starts with a phone call. We discuss your building goals, project scope and how our services may fit your needs. We then send a short project questionnaire so we can understand your vision in more detail.

02

In-person meeting

We meet to explore your vision for the home. We discuss what matters to you and your family, your preferred time frames, budget and must-have features. If you already have concept plans, we can work with them. If not, we guide you through the design process.

03

Preliminary design

We work through the planning needed to set the project up properly. Depending on the project, this may involve engineers, planners, consultants, architects and council. Our design process typically includes initial planning, conceptual design and final design, followed by pricing preparation.

04

Pricing

Once the budget, scope of work and plans are in place, we prepare the quote and outline the expected construction timeline. We meet with you to review the proposal and answer your questions.

05

Finalising documentation

When you are satisfied with the design, timeline and scope of work, we prepare the necessary documentation for signing.

06

Signing of documents

We formalise the agreement with a clear contract covering the project. We walk through the documentation with you so you understand what is involved before the project proceeds.

07

Building approval

With the signed documents in hand, we manage the submission process for building approvals and work with the relevant certifiers to get the project ready for construction.

08

Construction

Once approval is granted, we provide a start date and begin construction. We keep communication clear throughout the build with regular timeline updates, scheduled site meetings and open access to us.

Before construction starts

Set up properly before we build

Clients can bring existing concept plans or begin without them. Depending on the project, Whitechurch may coordinate engineers, planners, consultants, architects and council, then manage the submission process for building approvals.

On site

Typical building phases for a new home

Once construction starts, a new home typically moves through these phases — from the sand pad to the final connections.

  1. Phase 01

    Profiles and foundation

Prepare the site and complete and test the sand pad. Box up the foundation, install underfloor plumbing and prepare the steel work for inspection before pouring the concrete slab.

  2. Phase 02

    Drainage

Install mains water, water tanks and septic tank systems externally, where required.

  3. Phase 03

    Framework begins

Erect the framing so the structure and footprint of the home begin to take shape.

  4. Phase 04

    Structural framework

Install bracing, connections and building wrap. Set up scaffolding, position trusses or rafters and complete the roof bracing and structural elements ready for roofing.

  5. Phase 05

    Roof installed

Install the roof cladding to protect the home from the elements.

  6. Phase 06

    Scaffolding removed

Remove the scaffolding so the completed shell of the home is visible.

  7. Phase 07

    Windows and soffits

Install the windows and soffits, defining the home's exterior.

  8. Phase 08

    Exterior cladding

Apply the exterior cladding to make the home watertight.

  9. Phase 09

    First-fix pre-wiring, plumbing and gas

Install the electrical wiring, plumbing and gas systems in preparation for the interior work.

  10. Phase 10

    Insulation and exterior finishes

Install insulation and complete the remaining exterior finishing work.

  11. Phase 11

    Interior linings and lock-up

Install and plaster the interior linings, then fit the garage door so the home can be secured.

  12. Phase 12

    Doors, timber and finishes

Install interior doors, timber trims and other finishings that add detail to the interior.

  13. Phase 13

    Painting and colours

Apply the chosen wall colours throughout the home.

  14. Phase 14

    Kitchen, plumbing fixtures and appliances

Install the kitchen, bathroom fixtures and appliances.

  15. Phase 15

    Second-fix plumbing, gas and electrical

Complete the final plumbing, gas and electrical connections so the home is ready for occupancy.
