Renovations

Home renovations in Te Awamutu for character and older homes

Character homes are where we started. Our own first home was a derelict property we brought back one room at a time. We know older houses can hold surprises, and we enjoy working out the right way forward as renovation builders serving Te Awamutu and the wider Waipa.

Older homes

Find the practical answer in a complicated house

With older homes, walls are not always square, previous additions may need investigation and the best answer is not always obvious.

We like finding creative options for tricky spaces, then working out how to build them.

Our Process

Our Design & Build Process

8 clear steps from first conversation to handover — you'll always know where your project is and what happens next.

See our full process
  1. Step 01

    Initial chat

The journey starts with a phone call. We discuss your building goals, project scope and how our services may fit your needs. We then send a short project questionnaire so we can understand your vision in more detail.

  2. Step 02

    In-person meeting

We meet to explore your vision for the home. We discuss what matters to you and your family, your preferred time frames, budget and must-have features. If you already have concept plans, we can work with them. If not, we guide you through the design process.

  3. Step 03

    Preliminary design

We work through the planning needed to set the project up properly. Depending on the project, this may involve engineers, planners, consultants, architects and council. Our design process typically includes initial planning, conceptual design and final design, followed by pricing preparation.

  4. Step 04

    Pricing

Once the budget, scope of work and plans are in place, we prepare the quote and outline the expected construction timeline. We meet with you to review the proposal and answer your questions.

  5. Step 05

    Finalising documentation

When you are satisfied with the design, timeline and scope of work, we prepare the necessary documentation for signing.

  6. Step 06

    Signing of documents

We formalise the agreement with a clear contract covering the project. We walk through the documentation with you so you understand what is involved before the project proceeds.

  7. Step 07

    Building approval

With the signed documents in hand, we manage the submission process for building approvals and work with the relevant certifiers to get the project ready for construction.

  8. Step 08

    Construction

Once approval is granted, we provide a start date and begin construction. We keep communication clear throughout the build with regular timeline updates, scheduled site meetings and open access to us.

How we approach a renovation

Planned around the house you already have

Work through design and budget together

The earlier we are involved, the easier it is to keep design and budget connected. We can work alongside your designer or architect from concept stage and discuss what the existing house may require.

Plan the disruption before it starts

Some renovations can be staged while you remain at home. It depends on the areas involved, access and the build sequence. We will talk through practical arrangements with you.

Finishes and coordination

Our renovation work centres on durable, high-quality finishes, respect for the architectural integrity of the existing home, a clean finish and coordination across the trades involved.
